Guests can enjoy the peace and quiet of a leafy side street which is only 1 mile south of the city centre.
There is a choice of single/double/king-size/twin and triple rooms. All bedrooms have minimum of a double bed, are centrally heated, and all have en suite facilities (shower, toilet and washbasin). They are equipped with hairdryer, colour television, direct-dial telephone with internet connections for your laptop, and tea/coffee making facilities. Free internet access next-door in public library. No children under 5 years old.
A freshly cooked breakfast is included in the price and is served in the conservatory, overlooking an attractive, secluded garden. The menu consists of fruit juices, cereals, fresh fruit, a wide variety of freshly cooked local produce, tea/coffee, home-baked bread, toast, oatcakes, jams and more.
The house is tastefully decorated to enhance the Edwardian architecture of the building and has views of Arthur's Seat and the Royal Observatory.
There is free on-street parking and easy access to city centre and main tourist attractions by bus which takes 5 minutes, or a pleasant 20 minute walk.

The guest house is very convenient for Edinburgh University, Pollock Halls, Kings Buildings, and all major tourist attractions.
Please note that if you do not give at least 3 days notice of cancellation you will be charged for one night.
No late evening arrivals. Check-in is 1pm to 8pm. Check-out is 10am.
